Yes, the address is prime. Groceries, bars, parks, and the trail are close. The part that marketing and leasing skips is how building operations can undercut that convenience. When elevators are out, even a short errand becomes a wait. When water service is shut off, proximity to a gym is only helpful because you may need a shower elsewhere. The nearby train tracks bring noise to all sides of the building. Bottom line: the Market District location delivers walkability. But the value depends on whether the building keeps core services stable.
